I need help in finding the best place to buy multi family homes in Atlanta? 

Duplexes - Fourplexes 

Best location for appreciation and high rent.

@Adam Schumacher- It's very challenging (not impossible) to find good MF deals. Over the last couple years prices of MF properties have gone up significantly. These days very very very few properties actual make sense. Below are areas you may want to consider (not in any particular priority):

1. Adair Park*

2. Decatur (30032)

3. Historic West End

4. Kirkwood -ov = over valued

5. Edgewood-ov

6. Reynoldstown -ov

7. East Lake -ov

8. Peoplestown*

9. Capitol View

10. East Atlanta Village-ov

11. Summerhill* 

12. Mechanicsville*

I like all the areas. However, the ones with * you may still find some value add properties. I especially like properties around Turner field because of Georgia State University plans. Let me give you an example of how crazy that area is getting. 

Last week I received an OM (offering memorandum) for a 12 Unit property in Turner Field. I was sticker shocked to see that the price/unit for the subject property was 165K/unit i.e. way more than Buckhead prices. Just to give you an idea last year and 2014 you could have purchased the same property for 16K/unit. It's simply ridiculous. 

Your goal is very achievable..don't give up and be patient. I am confident you will find something that meets your need.
