I define quality lead as having an off market house they want to sell and willing to hear what we have to say.

Marketing takes time. Set a plan and be consistent.

Spend as much as you can on marketing but make sure you can do it every month for 6 months. And call those leads back if you're not answering them live. Remember, you're technically investing money when you market because you're looking for a return on your investment.

When they file, I'd assume they're emotionally ready to deal with the property. Mail when they file.

I'm looking for recommendations for title companies near the Frederick, md area that have conducted dry (where transactional funding is not required) double closings before.

 Typically you would just assign or double close a wholesale deal. If you plan to double close, you can use transactional funding (short term funding just to resell the property the same day).

The only time you would use hard money, private money, ect is if you plan to own the property and hold it for a period of time with the intent to resell...whether you're fixing it up and adding value to resell it, or doing nothing and just listing it on the MLS.

I suggest finding someone who's doing exactly what you want to do and offer to work for them for free to gain experience and learn. It'll reduce your learning curve. Keep in mind, you always pay for education...whether through time spent with someone or costly mistakes made by trying to learn yourself. I've had my fair share of both and I'm just getting started.

@Benjamin Barredo , I was in your shoes for a majority of this year.. I just felt like I was spinning my wheels. I didn't know what I was doing, I thought it was a huge waste of money to mail to the same list over and over. I was buying lists, mailing them 1 maybe 2 times, and moving on to the next. I wasted a lot of money that way. Learn from my mistakes.

To simplify a long story into two major lessons:
1) A Quality List Is The Foundation Of Your Marketing. Upfront cost isn't everything. You can get a terrible list for really cheap or a very targeted list but it will cost you a little upfront money. The more targeted the better.
2) Have A Dedicated Marketing Budget! Don't believe the gurus! This is not a "no money business". If you can't afford at least $500-1000 a month for your marketing budget for the next 6-12 months... then wait, save, and then implement your marketing. You need to stay consistent, and hit a QUALITY list at least 5-7 times. That takes resources.

I'm still learning, I love reading, listening, and watching to increase my knowledge. I know what you're feeling, don't give up. Be the 5% that tough it out and make it to the other side. I did my first deal last month and am now working on my second deal just a few weeks later.
