14 Unit Apartment Complex in a village of 600 people

Does anyone here rent out apartments in small villages? All my rental properties have been in cities of 30,000 or more. I'd love to get into a larger multi family unit for the right price, however the one that interests me the most is in a very rural small village of 600 people. Obviously my biggest concern would be this building may house 5% of the towns population haha, what are others experiences in very small rural towns?
