My most creative deal to date

As a realtor it’s your job to market yourself as much as you can to as many possible clients in your market. Being a newer agent and not from the Cleveland area. I don’t have the luxury of calling upon my sphere of influence, as it’s mainly in Australia and over many different cities in USA. Working at Holton-Wise, I have @James Wise as my mentor/broker and we are constantly throwing ideas in the office to get “best bang for buck” and maximum exposer for myself Federico - Your favorite Aussie Realtor.

The idea for a billboard was discussed many times but the costs of securing a high traffic location for a reasonable always killed this idea. UNTIL James located a mixed-use apartment building for sale, 6 units up and 4 offices all fully occupied, best of all this building already has a large sign on the side of it!


Jumping on this property was a no brainer to me, the costs of paying for a sign in a high traffic area would easily pay the bank repayments on this building. Best of all it was a Holton-Wise partnership between myself and James which lowered the risk and the initial capital required out of my pocket. To add brownie points, I would gain passive income from this asset and have year round lead generation from the sign. The lead generation excites me for 2016, as it’s a busy road in a B grade neighborhood (Parma, OH) so my investment should in theory pay itself off in a few real estate transactions. Below are pictures of the current sign, so watch this space in Spring when the new sign goes up.
