The market today maybe  telling you that it maybe too high. Maybe there is nobody in that market. Lowering the price is not always the answer.

Compare your rent to others in the market . Maybe you have to lower price. Have you tried advertising on craigslist? Since you are using social media already maybe try a promotion of some sort or referral Fee . Is your rental close to university? maybe offer or build in the price internet and cable or cab home card. Think outside the box

Assisted living homes are regulated by the province of new brunswick and you must have approval to set one up. Have you looked into this ? I have heard it can be hard to get approval .

$30/ month extra in rent to the tenant but at what cost to you  for the whole building? I like the option of having it already there and set up for tenants so that service installers only need to put holes in my building once!!

I guess I was mostly thinking of tenant applications being able to distribute them paperless as well having a way for tenants to fill out majority of the lease online before they print and sign in person.

My first real estate deal closes this week and as I continue to learn on the fly with the help of some bigger pockets  contributors especially @Roy N. and @Peter Crisp Im now focusing my learning to Landlord related issue.  What does everyone use for online signature / fillable tenant applications and lease agreements. Would be nice to have the option to send them documents via email and have them be able to fill out forms and sign them electronically.  I have looked into a couple .. Docu Sign , Sign easy  but it seems to be a big price to pay for someone with just one property under their belt.  Any Alternatives or any advice?
