2% "test" Rule
I understand that these formulas are very controversial but we buy a lot of houses that need a lot of work.
Based on my understanding the 2% is just the monthly rent / purchase price.
I assume when you analyze the property if it's $20k and need $5k do you put $25k for the purchase price to get more of an accurate #?
