I own a roofing company with 3 locations in 2 states so my answer is biased... replace the entire roof.

We run into this a lot. We usually buy bulk properties. Heres an example... I have a side by side duplex awesome location one unit was vacant so we did a small reno and charge $700 2 bedroom. The other has a guy that has lived in there for 15 years needs about $5k of work if he leaves but only pays $450. I decided to keep him he stayed 3 more years retired from the hospital we reno and moved rent to $700 and right now we our market is just not popping with good qualified tenants. I could have done the remodel 3 years ago but he was a great tenant, I made my numbers and now when I get the right tenant in we will make even more money.
@Sarah Pursell.... funny I just read your topic and I thought sounds like my jerk of a lawyer tenant of mine. I eventually told him that I dont know who the hell he thinks he is but I am not one of his clients and he will never talk to me again that way. He has been a lot better. I also told him I had low life drug addicts that had more respect towards me than he did

@Mary Mitchell. Didnt say that but you have solid citizen high quality tenants. Btw they smoke weed.

@Mary Mitchell I bet someone smokes in your rentals guarantee it! I dont think any of us really try to rent to dirt bags. The problem is that we are not there and people do things. I dont advertise smoke weed in my apartments I dont care! I also have about 200 units and driving by every unit or stalking their Facebook is not my top priority, If something comes up or during an inspection we see something we will address it. By the way rich people with good jobs that live in expensive houses smoke weed and do drugs.

I have same deal... I'm in iowa. Bought 4plex. Its empty, hard to get tenants and the ones that want it usually need it now and draw up red flags. I would rather have it empty and get qualified tenant

2 1/2 weeks.... geez I wish my rentals would rent that fast. I have a rental that I bought with a group of other properties in a small town. It's a 4plex. It rents for 500. Its been for rent for 2 months, the people that want to rent it would destroy it and I would have to completely have to remodel it. So i market it and continue to show. On average though my rentals usually rent in 2 to 4 weeks. It has been slow and I have considered offering something like a cheaper flat screen TV that's 300 after the 3rd month paid in full and on time. But I have decided against it. I offer nice homes for a good price.

I get rid of my carpet in c location. I put in vinyl laminated flooring or tile. Then I am not replacing between tenant. Nice paint. Also make sure your lights are updated... cheap and it looks good
