Million Dollar Deal -- Lexington Kentucky
Deal: I have in hand a short sale deal in Lexington, Kentucky. It’s a beautiful 8,000 SqFt home with a lake front view and big pool. This house has been neglected by the original owners who built the house and went through a divorce and financial troubles. This house has good bones but needs roof repair, major landscaping/hardscaping and some interior sprucing. It also has a 3,000+ sqft unfinished basement with loads of potential.
Purchase Price: $625,000
Rehab Cost: $90,000
ARV: $925,000
My Story: I am fairly new to real estate investing with just under 3 years experience. My main focus has been on rehab/flips with much success. I pride myself in being very hands on and making all deals produce.
Dilemma: I currently have 3 deals going on and find myself tapped out with conventional lending. I know this deal will produce but can not move forward the way I have been with all my previous deals. It’s a big deal for me.
Deal: I am hoping for suggestions, open to partnerships and searching for possible lenders.
