Justin, just now reading this thread.  Did you end up fixing the wall? What were the final details?

Deal: I have in hand a short sale deal in Lexington, Kentucky. It’s a beautiful 8,000 SqFt home with a lake front view and big pool. This house has been neglected by the original owners who built the house and went through a divorce and financial troubles. This house has good bones but needs roof repair, major landscaping/hardscaping and some interior sprucing. It also has a 3,000+ sqft unfinished basement with loads of potential.

Purchase Price: $625,000

Rehab Cost: $90,000

ARV: $925,000

My Story: I am fairly new to real estate investing with just under 3 years experience. My main focus has been on rehab/flips with much success. I pride myself in being very hands on and making all deals produce.

Dilemma: I currently have 3 deals going on and find myself tapped out with conventional lending. I know this deal will produce but can not move forward the way I have been with all my previous deals. It’s a big deal for me.

Deal: I am hoping for suggestions, open to partnerships and searching for possible lenders.

Thanks BP,

yeah buddy!

This is a foreclosed property I purchased at a great deal. I plan to rehab, place renters and then sell to an investor. The idea of splitting up each unit has its appeal bc I could sell each unit to an OO rather than just pinning my buyer to an investor.

I'm not convinced it's the best route.

Do most Multifamily investors look for properties who already have renters in place? Would a newly renovated property with tenants entice an investor?

I would love the input of the experienced!

I have acquired a property zoned as a duplex on a single parcel.  This is two identical 3/1 units sharing a center wall.  What would it take to zone it as two individual parcels.   I want to look into this because I could maximize my investment by selling seperately.

The zoning officer/person said there was a certain square footage requirement, which we didn't meet, but she said it might still be possible.

Anyone with related experience or has completed such division I am all ears! thanks BP

Hey BP!

I am getting more and more involved in Real Estate and I am looking for a great tax guy/company who knows the in's and out's of real estate tax savings.  I reside in Lexington, Kentucky.  Anyone have a good referral?

Welcome man!  I'm also from Lexington.  How long did it take from idea to actually owning your first property.

Ill keep y'all posted.

@Mary lou Long I feel like subtle grey tones are way more appealing to the outdated beish and gives it a bit more modern touch.

I am passionate about real estate and eagerly await the sale of my second flip.  The first one I bought back in January, rehabbed and moved into for cheap.  This one is the first real deal.  I purchased for 38K, put 15k into it and now have it on the market for 99K.

Excited to sell this one and move onto the next investment.

My ultimate goal is to build cash for buy and holds and get into commercial real estate.

here is the listing.
