Hi BPs!

I'm running some calcs and would appreciate some feedback.  This for a typical property is located in Chicago north side.

Can you please review my cost and NOI assumptions? Let's assume this place had recent capital expenditures like roof, windows, water heater, boiler, etc.

Also,  let's assume the income is accurate with 5% turnover.

Am I missing anything in the expenditures?  

I'm using 1% for repairs and maintenance.  Could this be less for an" handy" Owner occupied property.  What do you think?

Is water in Chicago included in taxes?
