If you are looking for an educational program that also has a deal analyzer, there are several mentors or gurus if you will that pitch their programs. I am a member of an apartment investing group. We have a deal analyzer through this group.  I can discuss some options with you that I have seen out there, can't give you the one I use but can tell you how to get it. Where is the deal you are looking at? I've wanted to get into the NC market.

@Glen S. I learned through Michael Blank's syndicated deal analyzer (SDA) tool. He has a course or you can buy the SDA and watch a couple of videos. This is for syndication deals only, not for JV or individual purchase.

    @Raj Patel You should be able to use one of the BP calculators pretty easily for a 9 unit. It allows you to add each units rental income, and you could use the BRRRR calculator if it's a value add.

    @Dylan H.  You know, I've used that calculator quite a lot for SFHs .  But its been a while and I just didn't remember that could separate out the units. I will take a look at it again.   Thanks so much!
