NO more deals in DFW
Not true. DFW is still a great market, but you won’t get any deals just sittin’ there. Here is a deal I closed last week. Property was offered to me by a new wholesaler who saw my truck wrap and decided to give me a call.
Details:
$43,130 All-In Price included a $7,500 Consultant Fee and $3,410 cleanup fee
$80,000 Sales Price listed on MLS for $77,900 multiple offers within 3 days
$32,450 Profit after all expenses
It took 30 days from closing to closing. Property had an ARV of approx $140K and needed about $50-60K rehab but could easily be higher once walls were open. I decided to just cleanup property and resell to another cash buyer.

Keep in mind you won't get deals sitting behind a computer or watching A&Es flipping houses. Get up, market, network and get some deals done.

@Chris Soignier I prefer not to use the term wholesale fee so I choose to use consultant fee. The cleanup fee was actually a rehab expense which included cleaning up interior and exterior of property.
