Wholesale strategy

Let me start by saying my first wholesale deal was unsuccessful for a couple of reasons, but this post is about another valuable education that I got from the experience.  So, I got my first my first deal under contract and the property was residential or commercial.  In my efforts to move the property, I contacted a couple of fast food chains to see if they were looking for properties in the area.  I wrote a nice business letter and included a copy of my property flyer/details and asking price.  Although I didn't get an offer, one of the company's director of real estate contacted me to let me know that they weren't currently looking for properties in that area.  Although this wasn't successful it goes to show that we shouldn't short change ourselves in who we market to.
