Doing my first deal out of town?

I have zero properties at this point other than my own home.. I have been reading for quite awhile on REI and I've decided to get my teeth wet when the right deal presents itself.. My question, would you do your first deal in a town you don't reside in? I have a acquaintance needing to move out of state and needs to sell quickly.. I have the opportunity to not need an agent which I feel gives me some leverage. If I can get the right price. Is it a good idea? I plan to rent out the home.
