So Here's the deal. We have an opportunity to pick up 5 houses for no money that are in pretty good shape if we have them picked up and moved. I understand that this is a ton of work. We aren't scared of that. What I am looking for is any amount of insight from someone who has done this. Is better and or more profitable to buy an acre or two (whatever it takes) to set them on or is it better to pay more and get some existing lots to put them on? 

I'm looking for thew best threads or research I can find to learn about hard money.. Any help there would be great!

I have zero properties at this point other than my own home.. I have been reading for quite awhile on REI and I've decided to get my teeth wet when the right deal presents itself.. My question, would you do your first deal in a town you don't reside in? I have a acquaintance needing to move out of state and needs to sell quickly.. I have the opportunity to not need an agent which I feel gives me some leverage. If I can get the right price. Is it a good idea? I plan to rent out the home.
