We just bought a house to rehab.  A relative is giving us a sum of money for rehab it.  We will then split the profits in accordance to the percentage contributed per person.  Which contract should we use and where can I find such a contract?

Hi Elliot,

Thanks for your quick view on this.  I wasn't sure if it'd make more sense to wholesale or to flip it.  Obviously, both will require a substantial discount.  I was thinking if a deal could be put together for owner financing.  What are your thoughts?

Absentee Seller currently has a tenant in the property that is moving out in May 2015. She's asking for $430k-$440k on her property although comps show ARV of approx $410k. House is 1732 sq ft and has 4br/3ba. She does have equity in the house and owes another $52k only. She did say she was going to list it with an agent but she would like to have it sold fast (although I can't hear that she's extremely motivated).

What's the best way to structure this deal?
