Duplex

Hi Guys,

I have an opportunity to purchase a duplex with total 6 units, 2 separated tax ID's. The numbers,

Purchase 85K

6 units total, 4 are rented out 395.00 each the other 2 need painting and cleaning.

24,000 down includes closing cost.

Monthly payment 925.00 per month. 

I ran the numbers looks good on paper as soon as I rent the other 2 properties. Tenants are long term in a very high rental area.

I have never purchased a duplex, just SFR and flips. Wondering if you guys think its a good deal?
