Contract help (newbie)

Hello all. I am a newbie in real estate investing and I I am currently negotiating for either a wholesale deal or it could potentially be a "subject to" with lease option as my exit. My concern is the contract I never filled one out and anything I've read the ones I have but I really don't understand it. This is my first deal and I am sure most of you can relate your first contract can be really scary. Can someone please help me at going over every detail of the purchase and sale agreement.
