1st time buyer please look at deal

I can purchase 2 - 4 family listed at 115 each. My numbers for combined look like this. 25% down 30 yr at 3.9 3,500 rent 8,000 taxes 2,000 insurance 4,800 maint&repairs (maybe high) units upgrade a few years ago 8000 utilities 5200 cash flow What is everyone's thoughts on this?
