Memphis Portfolio

Had a portfolio in Memphis fall in my lap of about 6 lots an 6 houses. Problem is I know nothing of the Memphis market. Most of the houses aren't in locations I'd feel comfortable letting my twin sister live in. I'm torn between keeping them or just selling them all together.

Any suggestions/advice would be appreciated. Thanks!
