ANALYSIS CALCULATOR QUESTION

when i buy properties i like to renovate everything from top to bottom , so i have no headaches for few years at least. What capex do you recommend  or other data(Repairs) to be entered on the analysis calculator to see the returns /results ? also where do you enter the repair costs if is a construction loan at the purchase price as a total sum(purchase+construction loan) or purchase price and the amount of improvements at the repairs?Thank you for the feedback in advance
