I had a seller contact me about a house he owes taxes on and lives out of state... He doesn't want the property and said he would deed over the prop to me for 3k ARV is about 56-62k quick and dirty... Needs about 10k to rent out rents for about 650/mo should I have hime deed over property and tell him I will take care of taxes and give him the 3k after I do rehab and find tennant or do a purchase contract for 3k and assume the lien in my name?? Taxes owed are 13k
