Yes, we finally closed on our first investment property, a nice side-by-side duplex in Hamilton Township, NJ. It was maintained well by the former owner who has owned it since it was built. We should be able to cash-flow about $400/month. We have a 75% mortgage at 4.125%, and we funded the down payment with a HELOC, so essentially nothing down.
