First Attempt using a Model

Hi,

I have been trying to create a model based on some threads and podcasts here. I have 2 rentals which I have bought on "gut" feelings. I found a place that I feel is a smoking deal, put it into my model, but it is not looking good. I like to buy a property, live in and renovate for 2-3 years, and then rent it out. I will also look for private funding on my next deal, and want to use a similar format to tell a story of the investment. Please let me know your thoughts.
