Hey folks

been out the game for a while... coming out of 08 , my wife and I owned a few rentals and sold them when we had the kids. 

I want to get back in slowly, but this time with real financing (not the hard money or the private kind). I hope to find a condo in the charleston sc area - 200k-ish. I can provide a solid down-payment and proof of a  backstop.

questions- who in this day and age is lending for condos as a second home or rental property? What loan duration and percentages are you seeing? I know when I left the industry,  few banks were keen on rental loans, much less in the condo space. 

Just my 2 cents and for a different conversation ... it feels like 2002 all over again and I don't think we will see 08 again for another 5-10 more years.... but there is always a reckoning when prices raise this fast

Hi Russ, no, but that does include flood, water and like i mentioned, this hike is from the period they re-sided and put new roofs on... essentially a special assessment, but calling it part of the HOA dues.

oh, this is a "B" neighborhood, walking distance to several eating joints. Monthly hoa includes pool and gym,

hi Folks, i am selling my condo on JI. The place is very clean with GREAT renters that have been with me almost a year, pay on time with CASH. They are young and are getting married and want to stay so who am i to terminate thier lease? I am iso another investor who would would want to keep these guys in there.

The condo in pointe james , rent is $925 and HOA is $497. There was some remediation and a bankrupt HOA but that is all behind them. The HOA fees will drop (hopefully back to where it was $250) To where it was 3 years ago.

I am setting the floor at 70k with a fast closing. Proof of funds up front before looking at the condo. I will list it on the mls in the next 15 days if no one is interested from other channels.

These units sold in 2007 for over $130 (on low end).

Over the weekend i will put together a few slides to show the property and the figures around it.
