Advice on where to find legal info wording for investment offering

I am looking for wording that I can use when making a deal offering to smaller investors to pool together for deals. I have lenders and investors for the larger financing of deals but am looking for the proper (legal) wording when making an investment offering. The small investors would be under $50k.
