What number do you use to underwrite development deals on a PSF basis?  I am looking for cost PSF to build 400 or so units in Northern California, NOT Bay Area.  I can't find any solid numbers.  Any ideas on where to look?

I have purchased, rehabbed, and stabilized a portfolio of properties in Sacramento.  The rents are solid.  Low maintenance and management required.  Mix of smaller apartment building and 2-3 unit properties.  GREAT opportunity for an investor looking for a turnkey buy and hold package.  $1.55m total for  16 door purchase.  (I am an agent (CalBRE #01412942) but this is an off market package of my own properties.)  I am selling in order to move up to do a larger deal.

I am seeking equity investor on a 24 unit stabilization.  Investor paid 15% interest only monthly and a 30% profit share.  Contact me for executive summary.  Property will be master leased and entire rental payment will come from supportive housing agency.  Investment timeframe 12 months.

yes.  we bill all our tenants for the owner paid water/sewer/garbage bill.

Looking for some direction. I have an opportunity in a strong Southern California beach city. My TD loan partners are interested because of the length of the project (14 months.) Any ideas on where to look for funding for this one? TIA
