I got leads and I need help.

I did a preforclosure mail out and I have 19 homeowners who have contacted me about buying there home. I've gotten one listing so far. Not in a good neighborhood and I'm not able to get funding to rent it. It would make a great rental with good cash. Great renting area, but I don't have the money or know how to structure that deal. I need to know what I need to do in the meetings with the sellers. I keep having my realtor hat on instead of investor. I meet one of the good houses tomorrow and I want to score this one for sure . HElP
