Disappointing Day

Long story short we went under contract for a triplex that hit the 3% rule (yes I have seen the P&L but just using this number as a point of reference) so we asked the seller if they had more. They came back and asked if we would entertain a large portfolio that would be at the 2.5% rule. Been waiting over a week just to see the general numbers and it is more like 1.8% - Not having seen the detailed numbers (P&L) I can't be sure obviously, but it is not looking like a deal I would invest everything I got into.

Parts of it may be salvageable if they agree to break it up but I had been SO excited with the numbers they were originally talking about.
