Strating Fresh from Palm Bay Florida

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $387,000

This will be my second home purchase. Unfortunately, I sold my previous house in Colorado... I plan to move out in August (1-year occupancy) and purchase a second deal closer to my job using my VA loan.

What made you interested in investing in this type of deal?

The area is growing, and commercial land was purchased to build a Publix, gas station, and medical facilities.

How did you find this deal and how did you negotiate it?

I found this deal by driving around the area. I am new at this and had not discovered bigger pockets until now. I will use the tools to analyze my purchase and move forward with purchasing more real estate.

How did you finance this deal?

I used my VA loan to finance this property.

How did you add value to the deal?

I made minor upgrades to the home, including lighting, cabinets, a screened lanai, gutters, and a screened porch.

What was the outcome?

I still live in the property. August 2025 will be my 1-year mark.

Lessons learned? Challenges?

Use Bigger pockets as a tool for future purchases and network with other investors for opportunities at greater deals.

I worked with Stacy Speir. She was my realtor and did a great job. I recommend her.
