Good early morning! This is my first attempt at running an analysis of a Duplex I am thinking of purchasing for BRRRR. The UPDATED rental comps around the area shows $850/month/unit. Also, if I were to sell this property after a Fix & Flip, the ARV is around $180-185K. The comps however all have central AC, whereas this property doesn't (has window units). 

I think this would be more of a long-term hold for cashflow purposes, however it seems minimal to start, and I feel there is likely little to no appreciation with this property. Please help me analyze this deal and let me know what I need to consider before moving forward with it. Thank you in advance!

Good morning Michael, my short term goal is to build a team consisting of lender, realtor, escrow/closing officer, contractor, wholesaler and mentor. I'd like to gain experience in a mix of flipping and BRRRR locally (NC), at least a few each by end of this year. I how to then transact on multiple deals per month and scale the business to the point of automation. I'd say my biggest hurdle is raising capital. I'd love to connect with some private lenders!
