Cash invested: $20,000

This property was purchased with a 0% downpayment VA laon. I lived in the basement, and rented the 3 bedrooms out above. It covered the entire mortgage and all the utilities. I always had about $150-300 leftover each month. I did not consider it "cashflow" as i just saved it for capex/maintenance.

Nice! House hacking is a great way to get started. I did the same thing as you with my VA loan on a new townhome back in 2020; you won't regret it!
