Agents should always be building their sphere and creating warm inbound marketing from social media, events, and meetups instead of doing spray and pray. Everyone knows realtors if they are consumer, it's very unlikely a cold call is going to warrant even an answer these days with call screening.

Welcome, Eric! Under 10k might be hard to get into unless you partner up with someone who has capital or can find a private lender willing to work with you. A good way into it may be doing a house hack or live and flip then pulling the equity out in a refinance.

Whats up everyone,

I am a licensed agent in PA. I was born and raised in Pittsburgh. Grew up in the south side area, went to school in Oakland and have been around this city my entire life. If you are looking to invest or just buy a home for yourself, I can help with navigating a lot of the city. Some areas vary street by street.

I am also a City of Pittsburgh firefighter so being able to be on the streets daily for work gives me a great insight on some of the local communities you may be wanting to invest in. I sent you a connection request. I think this is a great idea! I purchased my first property by house hacking a SFH! The multi-fam idea is amazing. Be sure to analyze your deals, and when running your calculator i would recommend to not use the highest end market rent. It isnt certain you will get the highest rent for your unit, so make sure to be conservative with your numbers so you do not make any mistakes that could impact your deal.

Investment Info:

Single-family residence buy & hold investment in Pittsburgh.

Purchase price: $150,000
Cash invested: $20,000

This property was purchased with a 0% downpayment VA laon. I lived in the basement, and rented the 3 bedrooms out above. It covered the entire mortgage and all the utilities. I always had about $150-300 leftover each month. I did not consider it "cashflow" as i just saved it for capex/maintenance.

Thanks for the comment.. I plan on holding at least for the next 3-5 years. Roof has some shingles popping up. Was debating on just getting some repairs or redoing the whole roof. Deff don’t want any leaks so leaning more towards just getting a whole new one since this one is a little over 20 y/o.

So i bought a SFH in October for 155k. I dont have a favorable loan at 6.125% so not losing much if it goes up. Since, I rehabbed most of the house. its a 4bed 2bath, with all new carpet, floor, paint, 1 brand new bathroom. ARV in the area is between 190-225k for the sq. ft. and bedroom/bathrooms. I havent done the kitchen yet, 1 of the bathrooms (neither are in terrible condition) and it also is in need of a new roof.

I came here to ask this; I want to do a cashout refinance. I know the bathroom and kitchen rehab would help with getting a better appraisal. Does getting a new roof raise appraisal for refinance?

question 2- What is my first step to getting a cashout refi? is it as easy as reaching out to my broker?

This is my first property. With this cash, i would like to use it to rehab the bathroom/kitchen, then using the rest to using my FHA loan again into a multi-family property by the end of this year.

Any tips and insight help. Thank you!
