 The interest rate on the loan is 5.75%. I hhonestly have no clue where its at on the amortization schedule. I didn't even think to ask that so I will figure that out. The property is borderline carrick/brentwood. So, I don't think it has a great chance at appraising over 225k unless I put a little bit of work into it, which I'm not against. But, I do agree its way over priced. I am trying to get my next rental with as little out of pocket as I can. I definitely do not want to get side tracked though which this post has helped me jump off of that cloud a little bit. The rent is there but just trying to figure out a way to make the numbers work so both of us are happy and can get the deal done.

 My first subject to, so just wondering how the process works mainly. I definitely think it is overpriced. I don't think it makes sense giving them asking but, gave the numbers just to give info. I would offer something that makes more sense so when I go to refi, I can pay off the loan and sellers so I can still have equity in the home and do not need to come more out of pocket to pay anything off. I would just go straight to the bank and get the loan myself but i am trying to avoid paying the 20% down payment.

Whats up everyone,

I am looking for info or feedback from anyone that has done a subject to deal. This would be my first one, i have never done or been apart of any subject to/seller financing deal. I would still like to have an inspection contingency before actually taking over which seller is ok with.. 

The numbers are negotiable, but this is 215k asking, 30k down, assume the loan at ~155k ($1200/month) and pay the difference of 30k in 2-4 years after the refi and paying off the loan. Top unit is 3/1 currently rents for $1300, bottom unit is 1/1 (vacant) and market rent is $750-850. Property is currently worth ~190k from comps i have pulled. Taxes are around ~$2500/yr.

Does anyone have any recommendations on what to do and how to do it? Any good Real Estate attorneys in the Pittsburgh area or can this be done without a lawyer. All feedback is welcomed and thank you in advance!

Agents should always be building their sphere and creating warm inbound marketing from social media, events, and meetups instead of doing spray and pray. Everyone knows realtors if they are consumer, it's very unlikely a cold call is going to warrant even an answer these days with call screening.

Welcome, Eric! Under 10k might be hard to get into unless you partner up with someone who has capital or can find a private lender willing to work with you. A good way into it may be doing a house hack or live and flip then pulling the equity out in a refinance.

I am a licensed agent in PA. I was born and raised in Pittsburgh. Grew up in the south side area, went to school in Oakland and have been around this city my entire life. I sent you a connection request. I think this is a great idea! I purchased my first property by house hacking a SFH! The multi-fam idea is amazing. Be sure to analyze your deals, and when running your calculator i would recommend to not use the highest end market rent. It isnt certain you will get the highest rent for your unit, so make sure to be conservative with your numbers so you do not make any mistakes that could impact your deal.

Investment Info:

Single-family residence buy & hold investment in Pittsburgh.

Purchase price: $150,000
Cash invested: $20,000

This property was purchased with a 0% downpayment VA laon. I lived in the basement, and rented the 3 bedrooms out above. It covered the entire mortgage and all the utilities. I always had about $150-300 leftover each month. I did not consider it "cashflow" as i just saved it for capex/maintenance.
