I have a piece of land my mom left me. It's in a city (outside the USA in Mexico) that has seen major growth the last 3-5 years and has great prospects to continue growing thanks to nearshoring and high cost of living across the border in the USA.

I spoke to an architect and it looks like a 4-unit building can be built on there. Total cost to develop would be aprox $380K USD. I have $135K USD, what would you do to get the rest? Bank construction loan? Find an investor? hard money lender? The monthly rents would be $4K USD approx. I think this deal makes sense just need the cash to make it work.
