Hi,

I am an accidental landlord, was part of an inheritance. I have a management company. Tenant started around 6 months ago, was paying on time and then they started with being late then went to bouncing a check to not paying.  Found out that everything the way it has played out and the details I have dug up on the tenant this is part of a an elaborate scam and includes a circle of people involved. We have filed for eviction and the tenant has filed a law suit claiming false allegations. They are suing me, the management company and the owner of the management company personally. I believe they expect us to rollover and let our insurance company handle it and just settle. I refuse to do this.  They will just move on keep doing this to others.

Has this happened to you or anyone you know?  Would really appreciate anyone's insight or experience in this. I am in California.

Cash for keys is always an option. It could be an expensive battle.

Lesson learned - do a better job screening your tenants...

Consider investing in greener pastures (landlord-friendly states)

Unfortunately a learning experience. I also learned that a management company is basically useless.

what states are “landlord friendly”

Current company is not delivering.  Rental is located in West Hills. Looking for a new company. If you are one or you have a referral....

Hi Joe

I’ll read the article. Always some for it, some against it. Personally I live close by and I am all for it.

I'm an accidental landlord, and have the resources to build my portfolio, just trying to learn and figure it all out. My thought here is STR maybe townhomes/condos if STR is allowed in the complex.

I’m not a football fan but I know football fans, they are passionate and very involved and connected to their teams. This facility is going to be a fan attraction. Hence I see fans coming in for short stays. We only have a few hotels in the area.

Hi

I live in the area that the new Los Angeles Rams practice facility is being built. Wondering what your thoughts are on the market here. Cost for real estate here is high, I’m sure there are deals to be found in and around the area.
Will this area see a huge increase in value and rental income? Hard to imagine it could go higher but I thought that 5 years ago. I have one rental close by, rent amounts are crazy.
What are your thoughts on investing in a more affordable options like condos or townhomes in the area? Short term rentals or ??

I have lived here all my life so I know the area inside and out, trying to figure out the best opportunities to capture for this.

Hi

I am an accidental landlord of one property outside of my primary residence. The market here is still high and I could sell with a great return, but the rent that we can get is very high so not sure selling is the smart option.  There is plenty of equity in the property. My question is if I wanted to buy more properties for LTR would it be best to leverage the equity or sell with a 1031 exchange?
Two points, my credit score is high, I have assets and liquidity, so qualifying for lending should not be an issue.
Appreciate any input.
Allison
