Subject: Inquiry on Property Offer Strategy

I have a question regarding a property. I recently received a call about a property located at Cairo, GA . The owner is asking $55,000, but it requires substantial renovations. After checking the comparable sales (ARV) in the area, I found it to be $126,667, with an estimated renovation cost of $58,000. As a wholesaler, I'm seeking advice on what would be a reasonable offer to submit.

@Keelin Brown That seems pretty tight. Have you read about the 70% rule? This is what flippers will likely use to evaluate the deal, so keep that in mind as you determine your offer price.
