Hi Andrew,

That's how I'm considering the deal with the 70% rule in which I could offer them $30K but I don't think they will go for it, is that what you mean when you say tight deal?

Having your license as a wholesaler offers options.... you could wholesale it, offer on it, seller finance, conventional financing or list it. I have a question regarding a property. I recently received a call about a property located at Cairo, GA . The owner is asking $55,000, but it requires substantial renovations. After checking the comparable sales (ARV) in the area, I found it to be $126,667, with an estimated renovation cost of $58,000. As a wholesaler, I'm seeking advice on what would be a reasonable offer to submit.
