Investment Info:

Single-family residence buy & hold investment.

Purchase price: $160,000
Cash invested: $10,000

House Hack! Bought my home, lived in it, and then rented it out.

What made you interested in investing in this type of deal?

I wanted to create options for my family. So I decided to rent my home vs sell it when I wanted to move. The home appreciates every year and it cash flows.

How did you find this deal and how did you negotiate it?

I found it off market.

How did you finance this deal?

Conventional

How did you add value to the deal?

I had to fix the yard and the floors. Every year I do an inspection and make sure it is in good condition and fix anything that is broken.

What was the outcome?

I still have the home, and now it has considerable equity.

Lessons learned? Challenges?

My family and friends discouraged me from investing, because in our family, you live in a house until you move, and then you sell it. Real estate investing is seen as risky. Now fast forward and my friends and family are investing too, because it is seen as a way to gain stability.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I am a real estate broker and find deals off market.
