Hi BiggerPockets Community!

Question:  I do workshops for investors. I know women only represent 8% of real estate investors, but have a great need to be able to build wealth for their families and businesses.  What topics would be valuable for a Women's Event to keep people engaged and serve different levels of investors?  I want to build some quarterly Women Investor events in Denver this year.

Hi Investors!

I am Jen Reinhardt.  I am new to Bigger Pockets.  I have been an investment broker in Denver for my whole career, around 20 years.  I have brokered over a billion dollars of multi-family and single family real estate with my team.  I am an analyst and a broker, and find off market deals for my clients in multiple markets.  I currently own my home, and have rental homes too.  I have learned to invest in order to take care of my family on my own, and now am using my experience to help other people invest too.  I believe when we build wealth and can take care of ourselves and our families, we can reach out and give back to our communities.  Would love to meet other investors, strategize on community events, and work on non-profit housing projects for vulnerable populations (such as neurodiverse young adults and sober living).   Let's connect!

Hi Robert!

Yes, lots of people invest in Pueblo West. Having a building that needs less work at a lower price point is a good way to start. I have helped several investors invest in Pueblo West and their properties are doing well. I could run a pro forma on the building if that would help you, so you could project the returns. Out of hundreds of properties, my team chooses a few that will work and then we can help with management as well. Choosing the right property is key! The money is made on the purchase. Advice I would give: Look for a building without an HOA or owner occupancy requirements. Be sure to do a full inspection before closing. Make sure you run the numbers properly so you can have reserves and the property will cash flow.

Purchase price: $520,000
Cash invested: $50,000
Sale price: $720,000

Home in Washington.

What made you interested in investing in this type of deal?

I wanted to live in Washington near my family over covid. I am a real estate investor and since we were going to be there for awhile, I decided to buy and not rent.

How did you find this deal and how did you negotiate it?

I found this deal looking to be near my family. It was across the Narrows Bridge from Tacoma, Washington in Gig Harbor.

How did you finance this deal?

Conventional

How did you add value to the deal?

I fixed up the home by converting the sun room (which turned out to be a rain room and leaked) into my home office, and designed and staged the home. I had it on AirBnB for awhile while I traveled back and forth to Denver. It rented for around $300 a night and appreciated rapidly since it was on the west coast.

What was the outcome?

This home was a good investment for my family. I love the Pacific Northwest and would like to live there again one day in the summer. I think it was an adventure to live there and fix up this home.

Lessons learned? Challenges?

I learned it is very difficult to do exterior work on the home in the winter. It rains a lot near Seattle and so I had to have a tarp over the home for awhile until we got a few days of no rain. Also the prices on the west coast are a lot higher than Denver for labor and materials. It is also an incredible amount of work to get a home ready to put on AirBnb - you have to have high end finishes and I moved my things in to the garage. I met some great people who helped me.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I am a real estate agent and investor myself, so I managed it.

House Hack! Bought my home, lived in it, and then rented it out.

What made you interested in investing in this type of deal?

I wanted to create options for my family. So I decided to rent my home vs sell it when I wanted to move. The home appreciates every year and it cash flows.

How did you find this deal and how did you negotiate it?

I found it off market.

How did you finance this deal?

Conventional

How did you add value to the deal?

I had to fix the yard and the floors. Every year I do an inspection and make sure it is in good condition and fix anything that is broken.

What was the outcome?

I still have the home, and now it has considerable equity.

Lessons learned? Challenges?

My family and friends discouraged me from investing, because in our family, you live in a house until you move, and then you sell it. Real estate investing is seen as risky. Now fast forward and my friends and family are investing too, because it is seen as a way to gain stability.

I am a real estate broker and find deals off market.

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $489,000
Cash invested: $100,000

Quadplex, purchased in 2016. Updated and held. Value has more than doubled to over a million dollars with holding and updating the property.

What made you interested in investing in this type of deal?

I like that the area was being invested in, you can walk to the bars and restaurants in downtown Castle Rock. I like that you can live in one unit while renting the others. Being a multi-family deal, it was like buying 4 homes for the price of one.

How did you find this deal and how did you negotiate it?

How did you add value to the deal?

The apartments were rented at the beginning, and over time the rents were raised. The units were original, so they needed new cabinets, bathrooms, flooring, paint, everything. We also added exterior work including windows, and systems repairs. It is important to keep the property nice to match the comps in the neighborhood, so it was fixed up.

What was the outcome?

The value of the building more than doubled over 7 years. We are not selling it, because it will keep increasing. I love the area.

Lessons learned? Challenges?

Multi-family real estate takes cash reserves, and is a long term play. It is super important to do inspections and get the negotiations correct so that the numbers work.

I am a real estate broker and find off market deals.

My team manages over 9,000 rentals so we have access to property management and vendors, as well as off market deals.
