Helping out-of-state FSBO

Investment Info:

Single-family residence other investment.

Purchase price: $56,100
Sale price: $56,100

I was driving to another listing appointment and saw this property with a ' FSBO' sign. I called the owner and she was living in Georgia and was desperate to sell. She had thoughts of fixing up the property and it was left destroyed by a family member who was staying there. I already had a cash buyer lined up to purchase this home. We closed in less than 30 days and she was happy to be out of her mortgage.
