I found this deal by reaching out to the owner on Craigslist. She was selling another property and I kept in touch with her for about 2 years when she decided to let me list this property for her. This property was on the market for 6 days before we were under contract with a cash buyer. We closed in less than 30 days and the seller was happy to receive over her asking price.

I was driving to another listing appointment and saw this property with a ' FSBO' sign. I called the owner and she was living in Georgia and was desperate to sell. She had thoughts of fixing up the property and it was left destroyed by a family member who was staying there. I already had a cash buyer lined up to purchase this home. We closed in less than 30 days and she was happy to be out of her mortgage.

I sold a property up the street from this home. I cold-called the owner and she agreed to sell. She also bought the property at a tax sale and knew the construction to repair was too much. This property is still under contract.

I found this lead while on Facebook marketplace. Seller had no luck selling this vacant, distressed rental so I listed it for her. She was able to get out from under the mortgage and walk away with a little extra cash in her pocket.

This referral was given to me by the local code enforcer. He told me he knew a gentleman who was sick of being a landlord and wanted to sell. The seller was so desperate- he went below the recommended list price because he just wanted it gone. He ended up getting $30,000 over his asking! He was so thankful for my services to not only sell it within 30 days but he never anticipated to receive that much.

This double was in rough shape but it was a off market deal I found. The seller bought this property in 2020 in a tax sale, sight unseen and left it untouched. I called her for 3 years straight before she was ready to sell. We had over 25 showings when I listed this on the market & it was under contract within 6 days. She received $15,000 over her asking price.

I was driving around one day and saw 2 gentlemen throwing garbage into a dumpster. I immediately get out of my car, hand them my card and asked what they were looking to do with this house. The one guy said he wanted to fix it up before selling it. Within a few days, I received a call from him saying he had another property he wanted to sell which was this double in Hanover! We closed in less than 30 days and he received $11,000 over his asking!

I received this deal from a local wholesaler. The sellers weren't interested in a cash deal so they decided to list it with me. When I listed this property, within 5 days on the market it was under contract. We ended up selling it $11,000 over asking.

Hi Everyone, what does everyone recommend for a telephone service that we can use to forward calls and text messages? I know google voice is an option but is there anything else out there that is reliable?
