Savannah, GA & Knoxville, TN Properties
Been some time I posted. But closing up on our 75% of the properties we have under contract in these areas.
Investment Info: 9 houses in Savannah, Georgia.
House 1) $273,000 near Daffin Park, 28% DSCR.
House 2) $330,000 in Live Oak, all cash, will DSCR refi out.
House 3) $317,000 in Avondale, 28% DSCR
House 4) $409,000 near Daffin Park, all cash, will DSCR refi out.
House 5) $119,000 fixer-upper in Pine Gardens, all cash will not refi out
House 6) $1.63M multi-plex in Historic District(can walk to Forsyth Park), all cash
House 7) $347,000 Victorian near Starland, 28% DSCR
House 8) $299,000 Victorian near Starland, 28% DSCR
House 9) $147,000 fixer-upper in Live Oak, all cash will not refi out
All the houses that are not fixer-uppers have been rented, besides House #1. All rented almost 20% higher than I figured(hence the higher DSCR, would've qualified at 20% dscr on a 1:1). That's how far off I was with my "estimates". Hoping house 5 & 9 will be ready in 10-15 days for rent. Literally just need to do some touch ups + deep clean.
Have 3 more houses under contract, but it may be a while due to varying issues.
Investment Info: 6 Houses in Knoxville, TN.
House 1) $288,000 in Old Sevier. All Cash, no intention to refi out.
House 2) $276,000 in Old Sevier. All Cash, no intention to refi out.
House 3) $304,000 in Old Sevier. All Cash, no intention to refi out.
House 4) $247,000 in Five Points. 25% DSCR.
House 5) $249,000 in Morningside. 25% DSCR.
House 6) $255,000 in Morningside. 25% DSCR.
Have two more under contract, should close by 06/16. All are rented besides the Five Points, all are marking me money or breakeven--surprisingly.
Sought these areas back in Feb, and have been trying to get heavily focused on it. Not sure if I'm going to get deeper in Knoxville, definitely will in Savannah.
