What made you interested in investing in this type of deal?

Building portfolio in mid west - and barrier of entry is low.

How did you find this deal and how did you negotiate it?

listed at $92,500. Went back on market so offered 85k initially.

How did you finance this deal?

conventional 30 year

How did you add value to the deal?

Paid for sewer scope due to age of property and had seller replace elbow in sewer drain before purchase. had washer and dryer hookups installed.
