Good Morning - 

My realtor came to me with an offer for an FHA loan but they want to move in this weekend. I haven't accepted the offer. This just seems like it puts me in a potential bad situation if something goes wrong during the process. Reaching out to the community to make sure I'm not off base here to immediately think to decline this offer.

What made you interested in investing in this type of deal?

Building portfolio in mid west - and barrier of entry is low.

How did you find this deal and how did you negotiate it?

listed at $92,500. Went back on market so offered 85k initially.

How did you finance this deal?

conventional 30 year

How did you add value to the deal?

Paid for sewer scope due to age of property and had seller replace elbow in sewer drain before purchase. had washer and dryer hookups installed.
