Happy Holidays and Happy new year everyone .

I am attaching a link for my first B and H potential deal . I put an offer on the property . I appreciate any input . I used BP B and H calculator . I tried to be conservative . Please let me know if I missed anything or if something seems unrealistic . Thanks .
