Investment Info:

Bought one ready now property in a gentrified area.

5th House(3rd Houston property)
List Price: $197,000
Purchase Price: $183,000
Financing: 40% down, DSCR loan
Value Add: $0, it was recently fully renovated(from roof to foundation). All warranties will be transferred.
3 bedroom, 2 bathroom 1600 sq ft house.

PITI is $1,150 mo
Capex/Maint/Vacancy/PM call it $700 more
Total: $1,850/mo
Rent estimates are $2,100/mo per my PM and about there from what I was able to research. Nothing major, but think this will be a solid one down the line. Definitely high risk, the area is going to take years to fully form but I believe it will.
