Quote from @Nathan Grabau:

This seems like a complete slam dunk. It almost feels too good to be true. If you are getting the ARV, rehab budget, or rent estimates from the seller I would cross reference them.

Your interest rate on the refi is a point or two low, but if you can BRRRR your way to 300k in equity, the point or two of interest doesn't really make a difference.

I appreciate your feedback, the property is currently off the market I wanted to compare this home to other properties near to see what kind of numbers would best fit a BRRRR deal.

Quote from @Jeff Costa:

Identical property tax monthly expenses for before/after are suspect here. One percent seems low, and I would expect property tax expenses to increase post-renovation, not remain at 1%

 Appreciate the feedback!

Quote from @Saaj Patel:

Numbers seem really good if I am comparing them to a project in my market.

But that does raise the question: what market is this in? How does the cap rate compare to the other available projects?

This property is currently in the OC market out in California, its off market as I wanted to just run numbers on this property to see if it would be a deal of some sort. Appreciate the feedback!

The numbers are wrong no deal

Thanks for the advice, how would I be able to make the numbers work in my favor if this would wound up to be a deal.

What piece of the analysis do you have questions about?

I Was wondering if the offering price would be reasonable on this property for a flipper project and looking for any insight on what I can do on this property if there's anything that can be done.
