Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $180,000
Cash invested: $80,000

Duplex BRRRR that needed full rehab

What made you interested in investing in this type of deal?

Great location that would cash flow well

How did you find this deal and how did you negotiate it?

Off market subject to

How did you finance this deal?

Seller financed subject to then refinanced into 30 year fixed rate commercial loan

How did you add value to the deal?

We did a full rehab to command full market rents. Including adding central HVAC

What was the outcome?

A LOT more rehab than anticipated but the end result will last for a long time and attract very great tenants

Account for contingencies in your rehab budget ALWAYS.
