Not all property purchases are the same ...    house hack in some sort of fashion.

Either buy a duplex or large single family that you can rent out a room/side of the house

Or buy a fixer upper in the best neighborhood you can afford.  You can create equity through renovations as you live in it.

Its all about leverage.

-House hack !!  That's the number one strategy people can do right now that's a complete life changer. Whether you are buying a duplex triplex 4 unit or just a single family house and renting out rooms OR the live in flip ... my favorite.  Buy a "grandma" house and make it into your updated dream house and build serious equity

-Rates have made it tough for a lot of investors as much as I hate to say it so you HAVE to be creative and see opportunities others aren't looking for.  Value ADD   Whether its below market rents, renovations or chasing properties that have long days on market,  be bold when others are fearful !!

I think Norfolk Virginia Beach, basically all of the Hampton Roads area is a GREAT market with really sound economic fundamentals
