Investment Info:

Townhouse buy & hold investment.

Purchase price: $465,000
Cash invested: $70,000

This home was the perfect investment for us. We were able to add value by theming two of the bedrooms as a Spiderman and Repunzel room and the guests love it!

What made you interested in investing in this type of deal?

The cash flow sounded good and the recent advances in software automation have made this asset class a little less scary. In fact it has been quite fun running this business!

How did you find this deal and how did you negotiate it?

Worked with Avery Carl's team at the Short Term Shop.

How did you finance this deal?

10% down vacation home loan.

How did you add value to the deal?

We hired a professional muralist to create a scene form the Repunzel movie as well as add some 3D effects such as a tree with leaves and lanterns that hang from the ceiling. We also installed a new double bunk in the Spiderman with murals and a slide.

What was the outcome?

Great feedback and consistent bookings.

Lessons learned? Challenges?

Costs ran hire than expected. We also installed a multicade machine that has 3300 games and is way too complicated! in hindsight, we probably should have just picked out a single retro game arcade.

Yes, the Short Term Shop had great team members and resources.
